February has me excited for you buyers out there. CREB just dropped January numbers and the market is finally giving everyone a bit more breathing room: 1,234 homes sold (down 15% year-over-year), but inventory has climbed to 4,391 active listings. That's roughly 3.5 months of supply which is the most choice we've seen in a while. City-wide benchmark price sits at about $554,400 (down ~5% from last year).

Translation? Less frenzy, way more options, and some seriously sharp properties hitting the market before spring kicks in. Whether you're hunting your first condo, a family spot with a yard, or something turn-key with views, right now feels like a really good time to find "the one" without the stress.
